Meta, TikTok and Snapchat Ads for UAE Real Estate: From Enquiry to Viewing

A buyer sees your property ad, submits a form and waits. What happens next can matter as much as the creative that caught their attention.

That is the thread running through our recent campaign posts: the offer, creative and audience start the conversation; qualification and follow-up help it progress. For UAE brokerages and developers, a campaign needs both sides working together.

The practical approach: build Meta, TikTok and Snapchat campaigns around a specific property offer, capture enough information to assess fit, assign every enquiry and measure the journey towards a viewing—not just the cost of a completed form.

Start with the property, before choosing the platform

“Luxury living in the UAE” gives a buyer little to act on. A useful brief explains the location, property type, current price range, availability and the reason this offer may suit them.

For an Abu Dhabi campaign, separate an enquiry about an apartment on Al Reem Island from one about a villa on Yas Island. They should not automatically receive the same creative, landing page or sales response. Use current, approved property information, and label renders or illustrative scenes clearly.

Choose one next step: request current availability, receive the project details or arrange a viewing. The ad, form and follow-up should all deliver that same promise.

Give each channel a deliberate role

Meta: connect the offer to a clear enquiry route

For Facebook and Instagram, test creative that answers a concrete buyer question: what is available, where it is and what the next step involves. Meta documents both instant-form and website-form lead routes, with CRM integration to retrieve leads. Choose the route your team can qualify and follow up reliably. Meta’s lead-generation guide explains these options.

TikTok: make the property understandable on video

A short walkthrough, an agent explaining a layout or a focused area overview can become a useful creative test. Open with the property question the video answers; avoid making the viewer wait through a long brand introduction.

TikTok supports lead capture through instant forms or your own website, and documents CRM connections for follow-up. Check the options available in your account before planning the flow. See TikTok’s lead-generation documentation.

Snapchat: keep the message and action easy to follow

Plan a mobile-first sequence with a clear property benefit and an explicit CTA. Snapchat offers native lead forms and website lead ads, with partner integrations for CRM delivery. Its guidance also recommends qualifying questions when lead quality is the priority. Snapchat’s lead-generation overview covers these routes.

These are starting hypotheses for testing, not a fixed ranking of platforms. Budget, available creative, inventory and sales feedback should determine where you expand.

Ask questions the sales team will actually use

Keep the first form focused. Alongside contact details, consider budget range, preferred location and buying timeline. Ask additional questions during follow-up when they are necessary. Explain what the person will receive and how the team will contact them.

A lead outside one project’s budget may suit other inventory; a buyer planning for next year needs a different next step from someone ready to view this week. Record those differences instead of putting every enquiry into one list.

Set up the handover before spending

  1. Keep the source: record the platform, campaign, property or project and submission time.
  2. Assign an owner: every enquiry needs a named person responsible for the first response.
  3. Agree a response target: make it realistic for your staffed hours and define how out-of-hours enquiries are handled.
  4. Record the next action: details sent, qualification call, viewing proposed, viewing booked or later follow-up.
  5. Test the journey: send a test enquiry and check that the information reaches the right person correctly.

For the campaign setup itself, explore our real estate paid-media service. If the form and website are the weak point, review the landing-page journey alongside the ads.

Review the result beyond cost per lead

Track enquiries received, people contacted, qualified prospects, viewings booked and viewings attended. Keep booked and attended viewings separate. Review rejection reasons too: incorrect contact details, budget mismatch, unavailable stock or an unsuitable location.

A cheaper form submission is useful only if it contributes to the commercial goal. Our UAE real estate lead-quality scorecard expands on how to assess that progression.

Frequently asked questions

Should we launch on all three platforms at once?

Only if your budget, creative production and follow-up capacity support a meaningful test. Starting with fewer channels can make it easier to understand what is working before expanding.

Do more leads mean more sales?

No. Sales also depend on property fit, availability, pricing and the sales conversation. Measure the stages between the enquiry and the decision.
