Can a UAE brokerage run TikTok Search Ads against property keywords? Check which product you mean before committing a budget. TikTok’s published availability page does not currently list the UAE among the target markets for its keyword-based Search Ads Campaign. Automatic Search Placement is a separate option, with different controls.
That distinction matters when a campaign proposal promises to reach people searching for apartments in Abu Dhabi or villas in Dubai. The property may be in the UAE; the audience market, campaign objective and available ad product still need to line up.
Availability reviewed on 4 October 2026. Platform features can change; confirm the options shown in your own Ads Manager before launch.
Two search products, two different decisions
TikTok’s Search Ads Campaign availability guide lists specific traffic markets and objective restrictions. Saudi Arabia appears in that list; the UAE does not. The guide also lists the dedicated Lead Generation objective for this product as US-only. “Global” product access should therefore not be read as permission to target every market with every objective.
Automatic Search Placement extends existing in-feed campaigns into relevant search results. TikTok describes it as globally available, with English language support. It uses existing campaign assets and settings rather than traditional keyword targeting. Eligible placement does not guarantee search delivery.
For a brokerage focused on Abu Dhabi buyers, the practical starting point is an account-level eligibility check. Record the target country, objective, placement and destination in the campaign brief. If the requested combination is unavailable, change the media plan before producing a large batch of creative.

Build videos around questions your sales team actually hears
A slow aerial shot can show a community beautifully and still leave a buyer with no reason to enquire. Start with a question that changes the buying decision, then show the evidence needed to answer it.
- Al Reem Island apartment buyers: show the actual layout, parking arrangements and the unit’s confirmed availability. Explain who the space would suit.
- Yas Island family-home enquiries: compare usable outdoor space, bedroom arrangements and the buyer’s likely daily journey. Label estimated travel times and their assumptions.
- Dubai off-plan enquiries: explain the verified payment schedule and expected handover information for the specific project. Separate confirmed facts from illustrative scenarios.
These are editorial prompts, not claims about measured search volume. Prioritise them using your own qualified enquiries, sales-call notes and campaign search-term data. Keep Arabic and English versions natural to the audience rather than translating captions word for word.
For each video, write one sentence describing its intended buyer and one describing the next step. “Request the current floor plan and availability” is clearer than asking every viewer to “invest now.”
Make the landing page continue the same conversation
A video about a particular two-bedroom apartment should not send visitors to an unfiltered catalogue. The destination should repeat the location and property type, explain the offer and provide a short route to an informed enquiry.
Use a compact page with the relevant images, current price information where verified, a visible update date, the agency’s identity and a clear contact option. If the exact property is no longer available, say so and offer genuinely relevant alternatives.
For a first enquiry, ask for a name, contact method and one useful qualifying detail such as budget range or buying timeframe. Ask the sales team which detail they will actually use. Our property landing-page service connects this message and form design to the campaign.
Use search reporting to refine the offer
TikTok documents search-term reporting, a search-versus-in-feed breakdown and negative keywords for Automatic Search Placement. Some reporting metrics are unavailable for that placement. Review the supported reports before defining the dashboard. Source: TikTok’s placement and reporting guide.
Read query patterns alongside lead outcomes. A term producing many enquiries with incompatible budgets may need a clearer price cue. A question repeatedly asked after submission may belong in the video or landing page. Exclude demonstrably irrelevant searches carefully; do not remove useful research questions just because they have not converted immediately.
Where a separate Search Ads Campaign is available for your chosen audience, TikTok’s August 2026 setup guide describes keyword management at ad-group level. Confirm the market-specific restrictions as well as the setup instructions; a general workflow does not establish UAE targeting availability.
Run a small, readable pilot
- Before launch: choose one market, one property proposition and a small set of buyer questions. Confirm inventory and tracking.
- At launch: use consistent campaign names and source tags. Assign an owner for every enquiry, including leads arriving outside office hours.
- During the pilot: review search terms, landing-page behaviour and sales feedback together. Note changes so the team can explain results.
- At review: compare qualified enquiries, booked viewings and attended viewings. Extend the test if volume is too low to support a decision.
Do not scale from cheap form submissions alone. A campaign can improve its cost per lead while sending fewer suitable buyers to the sales team. Use our lead quality scorecard and CRM and lead-routing workflow to carry the source through to a meaningful sales outcome.
